I tried to cover it all. The two biggest issues are shipping costs and time. If cost is too high it not because of anything I have control over am penalized by losing my closing fees discount.

Pretty well anything less than a 4. These I really have no control over.

Unfortunately I have job commitments and family it is a 1 hour drive to do my mailing. It is really starting to add up. Not sure about the scratches but could be sanded to improve looks.

I am almost always less and never ever more. Just ask I have no problem with it.
